The TOBY® Awards competition is a rigorous three-level process that starts at the BOMA local association level. Here in Miami-Dade, local commercial buildings enter the TOBY Choice competition, vying for recognition for their excellence. Winning entries from the TOBY Choice level will move on to the local and regional stage, and those winners compete at the international level, representing the pinnacle of commercial real estate standards worldwide.

The 2025 TOBY CHOICE GALA
BOMA Miami-Dade brings our commercial real estate community together for an evening dedicated to recognizing the buildings and management teams that define excellence in our market. The TOBY Choice Gala has become a hallmark celebration—where industry leadership, operational mastery, and standout achievement take the spotlight.
This year’s theme, A Captain’s Gala: Anchored in Excellence, pays tribute to the people who steer their buildings with purpose and resilience. On Friday, February 27th, we’ll gather at the Marriott Biscayne Bay for a night that captures the spirit of Miami’s waterfront—honoring the captains, crews, and calm-under-pressure professionals who guide their properties to peak performance.
